Some upgrades return most of their cost. Several popular ones return almost none.

Adding usable square footage still leads

Converting a loft, enclosing a balcony where regulations permit, or adding a properly finished room returns more consistently than anything cosmetic — provided the work is legal, documented and done to a standard a surveyor will accept.

Kitchens and bathrooms return partially, not fully

A dated kitchen depresses offers, so bringing it to a competent modern standard is worth doing. A luxury kitchen in an average property will not return its cost, because the buyer is pricing the street as much as the house.

Energy efficiency is increasingly priced in

Insulation, better glazing and efficient water heating now show up in what buyers will pay, and in many markets in the compliance documents they will ask for.

Highly personal work usually costs you

Swimming pools, elaborate built-in themed rooms and unusual colour schemes narrow the buyer pool. They are worth doing for your own enjoyment, not as an investment.
